Q:  Are you planning to list my property on the MLS or make a direct purchase?
A:  Great question. We’re not agents. At Tim the House Buyer, we buy properties in Miami that fit our criteria. We don’t rely on bank financing to ensure a smooth closing process. Post-purchase, we may renovate and resell or retain as a rental.

Q: What sets your approach apart from that of a traditional real estate agent?
A: Agents list properties and wait for buyers, which can take months. They earn a percentage (3-6%) of the sale price as commission. For a $100,000 property, that’s $3,000 to $6,000 in fees.

Agents are great if you can wait and don’t mind commission fees. We’re not agents. We buy directly from you with cash, making quick decisions, sometimes even on the same day. We take the risk, invest in repairs, and handle the sale ourselves.

Q:  Can I expect you to offer fair market value for my property?
A:  We often buy properties below market value to resell for profit. We seek fair discounts and offer fast, hassle-free sales without repair or agent fees. Q:  What factors do you consider when determining the offer price for my property?
A:  Great question. We’re transparent about our approach. We assess factors like property location, necessary repairs, current condition, and recent comparable sales. By considering all these factors, we determine a fair price that benefits both parties.

Q:  Do you charge any fees or commissions for your services?
A: This is what sets us apart: When you sell directly to us, there are zero fees or commissions compared to the typical 6% in listing fees. If our offer aligns with your needs, we handle the purchase hassle-free. We often cover closing costs as well. Our profit comes after investing in repairs and reselling the property. We take on the risk, leaving you free of property burdens with money in hand.

Q:  When you submit your information, are there any obligations or commitments involved?
A: You are under no obligation whatsoever. After you share details about your property, we’ll review them, possibly schedule a call for further information, and present you with a fair offer. The choice to sell your property to us is entirely yours. We respect your decision and want you to feel comfortable with whatever choice you make.
